I didn't set out to build AI assistants for trustees. I built one for me.
The Evolution of Sandy — My First Estate AI Assistant
Her name was Sandy, named after our estate.
Every week, owners asked the same questions already covered in the Code of Conduct. Nobody looked it up. I felt like everyone's PA.
So I created Sandy.
Her first job was simple: answer resident questions about the Code of Conduct. Then I gave her the Sectional Titles Schemes Management Act. Suddenly, she helped me respond to legislative questions, too.
Her accuracy? About 50%. Still a 50% improvement.
That was enough to see the potential.
I poured hours into evolving her: Sandy 2.0, 3.0... until I realised something important.
If Sandy was going to be the best, she couldn't do everything. She needed to specialise.
That's when Sandy split into three AI assistants:
- EVA (estate operations)
- ELA (plain English legislation)
- ELL (verbatim legal quoting)
And the EstateIQ Suite was born.
Sandy's evolution was the personal beginning. But her journey revealed something universal — the weight trustees everywhere were carrying.

Most people assume EstateIQ started with technology. A product to be monetised. It didn't. It started with the strain trustees face daily but rarely voice.

EVA — The First From Sandy
EVA wasn't created in isolation. She evolved from Sandy's earliest role — a simple helper built to ease the constant pressure trustees felt when residents repeatedly asked the same unanswered questions. What began as a practical workaround for everyday overwhelm became the foundation for something far more purposeful: EVA, the first of the EstateIQ AI assistants.
How EVA Works
EVA reads one thing only: your estate's documents. Not the internet. Not OpenAI's knowledge base. Not generic sources.
Your code of conduct, rules, policies, guides, and supplier lists are processed using specialised software that:
- Converts your PDFs into structured, machine-readable text
- Cleans formatting
- Tags key sections
- Makes the content searchable and extractable
That processed data becomes EVA's private knowledge base. EVA can only answer from that data.
If it's in your documents, she knows it. If it's not, she doesn't guess.
EVA lifts the pressure that trustees feel every day. But EVA also revealed something crucial: rules weren't enough.
Trustees needed reliable access to the legislation. So I designed ELL next.
ELL — The Truth Teller (Legislative Accuracy)
Anyone who has searched for legislation online knows the frustration: five sources, five different answers, none of them fully accurate.
And generic AI tools? Confident tone. Incorrect quotes. Risk everywhere.
ELL was created to end that.
How ELL Works
ELL uses a private RAG API — Retrieval-Augmented Generation.
Simple explanation:
- A RAG API is a secure database that the AI retrieves information from.
- The AI cannot provide information that isn't contained in that database.
ELL's database was built directly from the original Legislation PDF Acts. Using specialised extraction tools, the Acts were:
- Extracted accurately (including clause numbers)
- Cleaned
- Tagged
- Stored in a custom, private legal index
- Locked so ELL cannot read anything else
ELL retrieves legislation word-for-word exactly as written (including spelling mistakes).
No internet.
No OpenAI general knowledge.
No rewriting.
No hallucinations.
Just legislation. Exactly as written.
ELL is the first AI assistant that trustees can trust for 100% verbatim legal quoting.
But quoting alone isn't enough.
ELA — The Interpreter (Legislative Understanding)
Even when trustees have the exact clause, the next problem appears.
What does this mean for our estate?
Legislation is written for courts — not community living.
ELA was created to translate legal text into real-world, plain English.
How ELA Works
Like ELL, ELA was built using the original legislative PDFs, processed into a structured backend.
But unlike ELL, she does not quote.
ELA reads the precise legislation and explains it clearly.
She does not:
- Search Google
- Pull from OpenAI general knowledge
- Blend external explanations
ELA turns information into understanding. Understanding into confidence. Confidence into better decisions.
She's not perfect — no AI assistant is — but she is dramatically safer and more accurate than the guesswork trustees had before.
